What a Section 8 property for sale actually looks like

A Section 8 rental is an ordinary rental property where the tenant pays with a Housing Choice Voucher. The local public housing authority pays a Housing Assistance Payment straight to the owner each month and the tenant covers the balance of the approved rent.

That means a listing marked "Section 8" is telling you two things: the unit has passed, or can pass, a housing-quality inspection, and part of the monthly income comes from a government payment rather than the tenant alone.

Occupied voucher rentals

A voucher tenant and Housing Assistance Payment contract are already in place, so income starts the month you close. You inherit the lease, the rent and the condition.

Rent-ready vacant houses

Turnkey condition, no tenant. You set the rent, screen the tenant and can place a new voucher holder after the authority inspects.

Duplexes, triplexes and fourplexes

Two-to-four unit buildings, often partially occupied. Multiple units spread vacancy risk and let you stabilize one unit at a time.

Fixers that need to pass inspection

Priced below rent-ready because the unit will not pass a housing-quality inspection until specific repairs are done. Budget the repair list, not just the purchase price.

Why these properties are not on Zillow or the MLS

Small rentals trade investor-to-investor. An owner with six houses who wants out calls the wholesaler who bought their last one, not a listing agent. A wholesaler under contract needs a buyer in days, so they email their network instead of waiting on showings.
