How to underwrite a Cleveland rental honestly

Start with rent you can defend: what comparable units on that street actually lease for today, not a city-wide average. Then subtract the real expense stack — taxes from the parcel record, a live insurance quote, management, maintenance, turnover, vacancy and debt service.

Older housing stock means capital expenses are not optional. Roofs, furnaces, water heaters, sewer lines and windows all age out. If your model has no capital reserve, it is not a model.

Finally, ask what your exit is. Some blocks resell readily to other investors; others take much longer. That answer changes how much risk the entry price should carry.
